A property hunter doesn’t cost much if the service he provides is profitable. In fact, a property hunter will devote all his working time to his customer’s needs.
He’ll be there for you in every respect, all the investor has to do is sign the deed of sale.
What’s more, there are ways to lower your investment costs.

Inter-agency, what is that ?
In France, inter-agency sales occur when a property for sale is sold by a sales agent and purchased by a buyer accompanied by a property finder.
This situation requires a double commission (real estate agency and property hunter), as the operation was carried out with the help of two professionals.
Inter-agency fees are shared between the two professionals. It’s a regular practice, but not necessarily one that’s agreed between the two specialists.
This agreement is negotiated in the interests of the buyer. This principle lowers the fees paid by the buyer.
The principle is simple:
Our agency generally practices a 60% / 40% split.
The selling estate agent keeps 60% of the fees based on the sale price. The property hunter recovers 40% of these fees for bringing on a new client.
Our policy is to deduct this amount (40%) from our property hunting fees, which are based on your budget. This decreases our property finding fee, which ultimately lowers your total investment.
Here’s a concrete example:
House T6 200m²: List price 280.000 euros net seller. Agency fees 7% or 19,600 euros
Without inter-agency:
Agency fees: 280.000 x 7% = 19.600 euros
Sud’Arrange client fees: 280,000 x 4% = 11,200 euros
With inter-agency 60-40:
Agency fees: 60% of 19,600 euros therefore 11,760 for the selling agent, 40% or 7,840 for Sud’Arrange
Sud’Arrange client fees: 11,200 euros – 7,840 euros = 3,360 euros
In this example, our fees are only 1.2%!
Result-based fees
Our fees are based on the success of our collaboration. We only receive a fee when our clients purchase a property corresponding to their criteria and expectations.
